Project Description:

Water Street Engineering conducted an infrastructure servicing assessment to inform the North 256 Street Industrial Lands Area Plan. This study evaluated current conditions and proposed upgrades to the water, sanitary, and drainage utilities to support future industrial development.

The work included hydraulic modeling and capacity analyses of the water and sanitary sewer utilities, and a drainage system assessment. It also involved developing cost estimates, a phasing strategy, and aligning land use planning with environmental constraints. The impacts of the proposed industrial lands on the larger service area and adjacent areas were reviewed.

Key outcomes of the assessment included:

  • Future water reservoir and pump station capacities and arrangement
  • Pressure zoning and watermain looping for fire flow requirements
  • Sewer capacity analysis and recommendations for local servicing and trunk sewer capacity upgrades
  • Area specific drainage criteria and specification of preferred drainage routing
  • Identification of opportunities for centralized detention and required drainage improvements

Overall, the assessment provides a long-term servicing strategy for Maple Ridge that supports industrial land development for the study area while preserving watershed health and meeting City servicing requirements.
